The main requirements for leasing a property with SBD Housing Solutions are as follows:

  • Net monthly income needs to be 3x the monthly rent.
  • Minimum credit score of 600 or higher.
  • No felonies within the last 10 years (no exceptions).
  • No bankruptcies in the last 3 years.
  • No prior evictions.


Submitting Your Application

Application processing typically takes 3 business days. We must have ALL these items before we can begin processing your application:

  • $45 non-refundable application fee, which will apply to all of our properties for up to 30 days. This pertains to each person 18 or older that will be residing in the home.
  • A copy of each person’s photo ID.
  • Income verification (ex. Last 3 pay stubs, 2 years tax return (if self-employed), offer of employment).

Keep in Mind

Applications are processed in the order that they are received. We cannot hold a property until the security deposit has been received. If multiple applications are received for any one property, the owner of the property will have the final decision regarding acceptance. If your application has been approved by SBD but you were not chosen for a particular property, you will be notified via email and given the opportunity to transfer your application to another property within our portfolio.

*Tip: Many times, rental verification can take the longest to complete due to contact with past landlords. Anything you can do to help expedite that process is helpful and appreciated!

Once You Have Been Approved

An offer of approval will be sent to you requesting the base security deposit (any additional security deposit will be due on the day of move-in if applicable) within 24 hrs. to reserve the home.

Once a security deposit has been received a member of our team will prepare the lease agreement, which will be available to sign via our Tenant Portal. Each lessee must log into their individual tenant account to sign the documents (i.e. if more than one person is on your lease, each individual must log in to their own portal to sign the agreement). Instructions on setting up your portal will be made available to you via email.
Move-in shall be within 2 weeks of approval OR the available date of the property. You are required to pay a FULL month’s rent, additional security deposit (if applicable) and any pet fees to receive instructions for move-in. If are you moving in after the 1st of the month the rent will be prorated; however, you will not need to pay the prorated amount until your second month (i.e. Move in on June 15th = Pay full month rent. July 1st = the prorated rental amount is due). You must have utilities transfers into your household name prior to your move-in date and confirmation numbers must be provided.

*We are a paperless office and encourage you to use our online payment portal for rental payments.

Pet Fees

We accept cats & dogs where specified for individual properties. All pet fees are NONREFUNDABLE. There is a minimum charge of $300 per animal plus a monthly pet rent of $25.00 per pet. There is an additional pet fee of $150 per additional animal with a max limit of 3. Unauthorized animals or any animals not reported to our office are subject to a pet violation fee. Please note that we do not allow the following dog breeds: Pit Bull Terrier (AKA Staffordshire Terrier), Akita, Chow Chow, Bull Terrier, Alaskan Malamutes, Doberman, Siberian Husky, German Shephard, Boxer, Rottweiler, Bull Mastiff/Mastiff, Presa Canario, Wolf/Dog Hybrids and Cane Corso. These dogs are considered dangerous breeds and will not be permitted on the premises at any time.
